Please take the time to consider all of the issues regarding choosing the right Realtor® to represent you.  The experience that the agent has is going to affect how the agent operates.  One of the most important considerations for the buyer is financing.  Understanding the programs available in today's competitive and creative market is difficult but certain facts remain constant.  Credit scores and property values are issues that need to be handled up-front or the process is not going to be completed.  My previous experience as a mortgage lender in California can be of tremendous help to you.  For instance the two issues just mention affect how you approach the offer and considering buying in the first place.   The property value is usually a process of comparing the sales price of the property with what other properties have sold for.  If we know upfront that the appraiser is going to have a difficult time with the appraisal, then we have substantial reason for offering a lower price.  No appraisal - no deal! 

    The other primary issue is dealing with your credit scores, what they mean and what they can or cannot do for you.  Take a look at this article for additional explanation BUYER  News about financing.  If we need to consider creative financing - that's fine, but we need to know up-front because it can affect our offer and the net the seller my receive.  This is why pre-qualification and pre-approval can be so important.  This process lets you know how much home you can afford, if your credit is acceptable to the underwriter, and issues you a letter letting the seller know that you CAN buy his house.  This is the best negotiating tool of all.  So many people go through the entire process just to not close because of these two issues.
