Loan Information for Colorado Springs

As a Realtor, I am very concerned about financing options for the buyer and seller of real estate here in Colorado Springs and beyond. I want to use this space to provide loan information for Colorado Springs buyers and to discuss unique programs that might be of interest to you. Do check back often as I am going to update this page with new programs as I find them.

The first two programs of interest is the 203k streamline FHA loan and the rural housing 100% loan. I will discuss each one next. To find out more about these loans please go to my Partners page Partners and click on the lenders there for additional information from them.

203k FHA Streamline program---HUD has developed an FHA insured mortgage, called the "Streamline (K)" limited repair program that permits homebuyers to finance up to an additional $35,000 into their mortgage to improve or upgrade their home before move-in. With this product, homebuyers can quickly and easily tap into cash to pay for property repairs or improvements, such as those identified by a home inspector or FHA approved appraiser. All standard FHA underwriting guides apply as they do fro regular FHA loans.

Rural housing 100% loan---Home has to be purchased in defined real areas. Finance full purchase price plus closing costs up to 102% of appraised value. 6% seller concessions permitted for closing costs assistance. No monthly mortgage insurance. One time guarantee fee. Great program-- have to locate properties in the county.
